Rent a home with confidence
Viewing, contracts, registering your lease and connecting KAHRAMAA — a renter’s checklist.
Last reviewed: 9 October 2026
- Time
- 1–3 weeks
- Upfront
- Deposit + first rent + QAR 2,000 KAHRAMAA
- Needs
- Your QID
Renting in Qatar is straightforward once you have a QID. The things that catch people out are what is (and isn’t) included in the rent, and forgetting to register the lease — which you need for utilities, family visas and some school applications.
Before you start
- Your QID
- Salary certificate or employment letter (many landlords ask)
- Post-dated cheques — many landlords want 6–12, so ask your bank for a chequebook early
- Deposit (often one month’s rent)
Step by step
Decide what must be included
Ask whether the rent includes cooling (chiller), electricity, water, internet and maintenance. In furnished and compound properties utilities are often included; in standalone flats they usually aren’t.
View and check
Test the AC in every room, check for damp around windows and bathrooms, and photograph the condition on move-in day. Agree in writing who fixes what.
Read the contract
Check the rent, the deposit and how it is returned, the notice period, renewal terms, early exit penalties, and whether rent can rise on renewal.
Register the lease
The tenancy contract must be authenticated through the municipality. You will receive a registration number (RNR) where applicable. Keep a copy — you’ll need it again.
Connect KAHRAMAA
After registration, KAHRAMAA’s Smart Registration may start your account automatically. If not, use the online “Move to New Premises” service. The deposit is QAR 2,000 for non-Qatari residents (refundable when you close the account).
Set up internet
Book home internet with Ooredoo or Vodafone Qatar. Installation can take days, so book as soon as the lease is signed.
What it costs
| Security deposit | Usually 1 month’s rent |
| KAHRAMAA deposit | QAR 2,000 (refundable) |
| Water | QAR 4.40 per m³ |
| Wastewater | 20% of water bill, where applicable |
Official fees at the time of review. Fees change, so confirm before paying.
Common mistakes
- Assuming cooling is included — district-cooling bills can be large in summer.
- Not photographing the property on move-in, then losing part of the deposit later.
- Not registering the lease — this blocks KAHRAMAA and can hold up family visas.
- Not closing the KAHRAMAA account when you leave — you won’t get your deposit back.
